Asphalt Seal Coating
Asphalt is held together by oil. UV light, water, and gasoline dry that oil out — which is what causes cracks, alligatoring, and pothole formation. A proper seal coat restores the binder and seals the surface against water intrusion.
What's included
- Hand-edged borders along grass, landscaping, and concrete (no overspray)
- Commercial-grade polymer-modified sealer at 48–55% solids — same product used on parking lots and municipal roads (SealMaster PMM)
- Crack filling done first so water doesn't get under the seal
- Two-coat application on heavily oxidized driveways
- 24-hour cure time before drive-on
When to seal
Residential driveways generally need seal coating every 2-3 years. If you can see gray faded asphalt or hairline cracks, it's time. New driveways should wait 6-12 months for the asphalt to fully cure before the first seal.
Crack Filling
Cracks let water in. Water freezes, expands, and breaks the pavement apart from underneath. Filling cracks before they widen is the single highest-leverage thing you can do for the life of your driveway.
Our process
- Clean cracks with high-pressure air and wire brush
- Hot-applied rubberized crack filler (not cold liquid)
- Seals to both crack edges as it cures — flexes with temperature
- Done before any seal coat goes down
When to call
Anything wider than a credit card edge needs filling. Alligator-pattern cracks may need patching first, not just filling — we'll tell you the truth when we look.
Concrete Crack Repair
Concrete cracks are different from asphalt — they don't flex, and the wrong filler will fail in one freeze-thaw cycle. We use color-matched flexible polyurethane for stamped patios, decorative concrete, and walkways. Looks good, holds up.

Not the right call for major structural cracks or sinking slabs — we'll tell you if it's not a job we can do well.
Commercial Lots & Line Striping
Churches, storefronts, offices, and shops across Central Indiana. A commercial lot is the first thing your customers see — and faded stalls, worn arrows, and a gray surface read as deferred maintenance. We seal and re-stripe in one visit so the lot is back in service fast.

- Same commercial-grade polymer-modified sealer used on driveways — no thinned-down "commercial" shortcut
- Crack filling and edge work before any sealer goes down
- Full line striping — parking stalls, directional arrows, fire lanes, and curb markings
- ADA accessible stalls painted to spec, including access aisles and symbol markings
- Re-striping over an existing layout, or a fresh layout if you want to change the stall count
